Key Accountabilities
1) Responsible for giving the customer an experience that exceeds their expectations.
2) Make sure the job is built in accordance with the job schedule and close the job on time.
3) Build job within the Job Budget.
4) Responsible for the quality of construction, job must meet or exceed the quality of the Model.

Job Responsibilities

- Meet with customers as requested during construction. This may include the Architectural Review Meeting. Be responsive to the customer's time needs in scheduling meetings. At the meetings, build trust and earn the customer's respect through your ability to answer questions or get answers in a timely manner.

- Conduct site clearing meetings with customers. Use your professional knowledge to make suggestions which will improve the job in matters such as positioning the house, tree removal and finish floor heights.

- Conduct the Pre-Construction Meeting with the customer. At this meeting, review the plans and assure that they are correct per the Job Selections Report and that the customer understands the plans to the extent they wish to absorb the information. Have the customer sign each sheet of the plans as they are reviewed and approved. Changes made after the final drawings are not on the plans and are COs.

- Review Job Schedules with the Project Manager to assure that the activities are complete and in the desired sequence.

- Read and understand the plans and every item on the Job Selections Report. Cross check the plans with the job selections and make red mark notes on the plan as a reminder of work required by the job selections.

- Circle critical dimensions on the plans as they are job checked. For example, footing dimensions, plumbing stub out locations, electrical stub out locations, underslab venting, slab recesses, door and window openings, exterior wall dimensions and heights, interior framing, etc.

- Assure that the start of construction date per the job schedule is met.

- Assure that the trades receive Vendor Start Packages (including P.O.’s), per the lead time required by the vendor, and thoroughly understand the requirements of each job in advance of starting their work.

- Update job schedules daily.

- Assure that homes are built according to plans and job selections and the quality of workmanship is equal to or better than model quality. Assure the complete use of the ARH Scope of Work, Construction Practices and Tolerances and the Check List to achieve Zero Defect by Phase.

- Meet construction time frame as created by Job Schedules.

- Conduct Frame Walk inspection with customer. Point out locations of electrical fixtures, critical plan items, options and any other important features. Review CI/COs with customer.

- Use Customer Job Schedules to maintain communication with the customer on schedule status, at a weekly scheduled time. Provide photos and job schedules to out of town customers via text, email, and post them to the customer extranet.

- When customers request a change at a job site meeting, relay the information to the PM for pricing. A signed change order and payment from the customer must be received and a purchase order must be issued to the proper vendor prior to additional work being started.

- Maintain clean job sites. It is the subcontractors’ responsibility to clean up after themselves.

- Assure a safe jobsite for everyone. Keep a copy of Safety Manual close to jobsite.

- Work energetically to prevent job problems such as, delays, field errors and theft. Do this by understanding the causes of each problem and working personally and with other personnel to change the environment which contributed to the problem. Prevention of these problems is the key to zero defect by phase. When these problems occur, solve them promptly.

- Request POs and issue prior to ordering material or assigning any additional work. No work or material ordered prior to a PO.

- Find new Subcontractor candidates and recommend them to the VP Construction or the Purchasing Manager. Replace subcontractors that won't meet ARH quality standards.

- Conduct the final walk through and home demonstration and manage the Gold Standard Closing process. A Gold Standard closing is a home that is delivered with five or fewer non-compliance minor items outstanding at the time of closing, which are completed within 15 calendar days after closing. It is the Construction Manager's responsibility to make sure credit for Gold Standard Closings are listed on the monthly Super Club Newsletter before the end of the month following the actual closing date or it will not be included in your Super Club ranking.

- Schedule 4 consecutive weekly meetings with customers after closing to handle any post closing concerns. The purpose is to schedule any vendors on the spot with the customer.
